Sarego Group brokers hotel real estate off-market and advises owners, investors and operators in Austria, Switzerland, Germany and the Mediterranean. The questions that come up most often in a first conversation.

Sale

Will my hotel be offered publicly?

No. No property entrusted to us appears on a portal, in a newsletter or in an advertisement. We approach single, previously vetted parties, and the name of the property is mentioned only once a confidentiality agreement is signed. On request we agree every approach with you beforehand. Staff, banks and guests learn nothing.

What does the first assessment cost?

Nothing. The first conversation and a rough assessment of your property are free of charge and without obligation. Submitting a form creates neither a mandate nor any obligation to pay; a mandate comes about only through a separate agreement. A full valuation with a business plan is a service of its own and is commissioned in writing beforehand.

How long does a sale take?

That depends on the property and on how complete the documents are. Approaching vetted parties usually moves quickly; what costs time lies before and after: gathering documents, due diligence, financing commitment, notarial appointment. Properties with a running lease and clean documentation move faster than businesses with open points on zoning, permits or succession. After the first review we give you a realistic frame.

What do you need to begin?

Little. For a first conversation, location, number of rooms, operating structure and an idea of what you want to achieve are enough. Figures on turnover, operating result or lease help but are not a precondition. Documents you send us only after the first conversation, and then through a secured data room rather than as an email attachment.

Acquisition

How does the buyer review work?

In three steps. First we clarify who is buying: person or company, decision path, previous experience with operator-run property. Then the means, usually through a bank confirmation or evidence of equity. Last, confidentiality, that is an NDA and, where third parties are involved, an NCND. Only then do you receive property information. As real estate trustees we are also subject to the due diligence duties of anti-money-laundering law.

Will properties be sent to me automatically?

No, we do not send out lists. You lodge a search profile with region, volume, number of rooms and preferred operating structure, and we come back to you when a property fits. That can be in the first week or next year. Whoever has database access sees there the portfolio released for them, likewise without bulk notifications.

Do you also broker projects and sites?

Yes. Besides existing properties we broker developments, sites with tourism zoning and assets that lend themselves to conversion. With projects the operator question comes before the building application: whoever runs the property later has a say in room sizes, areas and fit-out. Without a committed operator the financing gets harder and the later sale more expensive.

Database

How do I obtain access to the database?

Through a request that we review personally. You state company, function, corporate website, investor type and your search interest. Activation is manual and requires a signed confidentiality and non-circumvention agreement. There is no entitlement to access. Credentials are personal and must not be passed on.

What is an NCND?

The abbreviation stands for non-circumvention, non-disclosure: an agreement that combines confidentiality with a prohibition on circumvention. Confidentiality means you use information received only to examine the specific transaction. The prohibition on circumvention means you do not approach the owner, operator or adviser of a property disclosed to you without us and do not conclude the business past us, not even through third parties.

What is logged in the database?

Who called up which property, which document and which data room, and when. The log serves two purposes: the evidence that we named a business opportunity to you, and confidentiality towards owners who want to know who has seen their property. Details of the processing are given in the privacy policy.

Cooperation

Do you act for both sides?

Yes. The Austrian brokerage act provides for activity on behalf of both sides, and in this market it is customary. We may act for both sides of a transaction and agree a commission with both. We say so openly before we begin, and in the individual case we point out any economic or family proximity to a party. The level of commission is governed by the respective agreement.

In which countries are you active?

We hold our own mandates in Austria, Switzerland, Germany, the Alps including South Tyrol as well as in Italy, Croatia, Spain and Türkiye. Outside these core markets we work with selected partners on the ground, in Europe, the United States, Asia, Australia and South America. Your point of contact in that case remains Sarego.

What applies if I already know a property?

Please tell us in writing within five working days and evidence your prior knowledge, for instance with dated correspondence or an earlier brochure. If that notice is absent, the property counts between you and us as named by us. Merely knowing that a property exists is not prior knowledge. The terms and conditions govern the details.

Do you work with fellow agents and introducers?

Yes, regularly. The precondition is a separate introducer or joint business agreement, which we send to you. Please do not name a property to us before it is signed; without an agreement there is no claim to remuneration. Abroad we work with partner offices, without additional commission claims arising for the client as a result.

Glossary

Hotel property
A building and its land serving an accommodation business. It is valued by the income the business inside earns.
Off-market
A sale without a public offering. The property appears on no portal; single, previously vetted parties are approached.
Hotel transaction
The purchase or sale of a hotel property, either as an asset deal over the property itself or as a share deal over the shares in the company holding it.
Operator-run property
A property whose value hangs on the business: hotel, care home, car park. If the operator fails, the income fails and the value with it.
Lease agreement
The operator pays the owner a fixed or turnover-linked lease and carries the operating risk. The owner knows the income but benefits only to a limited extent from good years.
Management agreement
The operator runs the property for the owner's account and receives a fee for it. The operating result lies with the owner, and so does the risk.
