Offering a hotel publicly creates costs long before it produces a return.
The moment a property appears on a portal, the wrong people read it first, that is the staff and shortly afterwards the bank. Applications stop coming in, the booking position turns into bargaining material, and every interested party knows the price anchor from the listing. That is why we work without a listing and introduce a property individually and by name only to those who qualify for it. The owner decides on the circle of those approached and on the timing.
Two routes lead across the notary's desk. In an asset deal the property itself changes owner; in a share deal the shares in the company that holds it change hands. The choice governs real estate transfer tax, liability for legacy issues and whether existing lease, management or franchise agreements come along. That switch is set during structuring, and both can be prepared calmly as long as no figure is in the room, because after that every change becomes a negotiation.

Assessment
We go through figures, contracts and condition and say what range a property moves in. Confidential, without a mandate. Without that assessment no sales process begins with us.
Documents and data room
Accounts, lease agreement, areas, permits, maintenance. Everything sits in a closed data room that logs every access.
Buyer qualification
Before the first name comes the confidentiality agreement, then evidence of funds. Whoever supplies neither sees no documents.
Negotiation to closing
Letter of intent, due diligence, meaning the buyer's review of the property, purchase agreement, handover. We chair the process and hold the timetable against all parties.
For whom: Client groups
Owner families, operating companies, banks and funds that want to part with a property or a portfolio. On the other side buyers who want to come through without a public tender. In both cases the same review stands at the beginning.

Questions: Three questions
- Will my hotel be offered publicly?
- No. There is no listing, no portal and no list. Your property is introduced by name only to interested parties who have signed a confidentiality agreement and qualify for this asset. When that happens is your decision. The documents, too, carry neither photograph nor name until that is settled.
- Asset deal or share deal: which is better?
- That depends on tax, liability and the existing contracts, not on a rule. The share deal transfers the company including contracts and liabilities, the asset deal only the property. We prepare both variants; the decision is made with your tax and legal advisers.
- Do you act for both sides?
- Yes, where both sides know of it and agree in writing. We disclose dual agency before taking up the brokerage, along with the commission arrangement. If one side does not want it, we represent one side only and say so to the other. That stands in the brokerage agreement, not in a side letter.
